Set up Propelligence.
Propelligence runs inside your own Claude — so you'll need a Claude account first. In the private beta you install it as a skill — a single file we send you — then point it at a property and it does the research on your own machine. (A one-click plugin is coming for paid plans when the marketplace opens.)
Install the skill
A single file you upload to Claude. It works on every plan, Free included, and doesn't depend on a subscription — the route we use while the beta is private.
Get the skill file
When you're accepted into the beta, we send you propelligence.skill — one file, no clone and no command line. Everything it needs is bundled inside: the scoring method, the research playbook, the document templates and the builders. The only thing built on your machine is your own profile, which the skill assembles from a short first-run interview.
Upload it
In Claude: Customize → Skills → + → Create skill → Upload a skill, and select the file. This route needs code execution enabled in your settings.
Use it
There’s no command to learn on this route — an uploaded skill is picked up from what you ask for. Paste a listing link, or just describe the property:
"What can you find about 14 Harrow Point Road?"
"Should I offer on this?" + a listing link
"Keep an eye on these and tell me what's new."
If Claude answers off the top of its head instead of running the method — a vague question can go either way — name the skill: "Use Propelligence on this listing: …". The plugin route below adds an explicit /propelligence:propelligence command that never has to guess.
On Free, expect roughly half the weekly usage and no deep-research mode, so a full brief is lighter than the method describes.
Two different things here get called an “app” — in the beta you only need one. The skill runs entirely inside your own Claude: it does the research, writes your briefs, and builds them into the single self-contained HTML file described below. Nothing to sign into, nothing to connect, and that file keeps working on its own. The hosted app is the separate paid product — the shared workspace a household logs into to track those briefs together. You don’t need it for any of the above. If you end up using both, briefs reach it by hand for now: you upload each one. The plugin below is what removes that step.
Updates. When we change the method — a new dimension, a reweighting, a fix — we email beta users a fresh propelligence.skill to re-upload. Uploading doesn't replace the old one, so delete the previous copy first: two installs under the same name means the older one can answer, and you won't be able to tell which did.
Ask it what version it's running. The method carries its own version, so “what version of the Propelligence method are you running?” gets you a straight answer — Propelligence method v0.7.1, updated 20 August 2026 — without checking anything. Compare it against the version in our email. Every brief and scorecard separately stamps the rubric version it was scored under, so you can always see which version produced a given number.
Keep it watching (optional). Once you've analysed a few properties, ask Propelligence to watch them — it re-checks each listing for price and status changes and sweeps your target areas for new matches, either on demand or on a daily schedule you opt into. The scheduled check works best inside your own logged-in Claude, since that's the session that can read the listing portals; a detached run still works, but its updates are thinner.
The one-click plugin
On Pro, Max, Team or Enterprise, Propelligence installs as a plugin in Cowork — one click, it updates itself in place, and it syncs your briefs to the hosted app automatically, so there’s no manual upload. This opens when the marketplace goes public; during the private beta, use the skill above.
Add the marketplace
In Cowork: Customize → Plugins → Add marketplace, and enter jherskowitz/propelligence-core.
Install and use
Find propelligence, click Install, and use it the same way — paste a listing link or describe the property. A plugin also gives you a command, /propelligence:propelligence, for when you’d rather be certain than rely on Claude picking it up. (It reads twice because it’s /plugin:skill — the plugin and the skill inside it share a name.) After that it keeps itself current: when we ship a new version of the method, your plugin list flags an available Update for it — click that to pull the change. Then ask it what version it's running to confirm the update actually landed.
What to expect on the first run
- The first run interviews you — your home base, the places you need to be near, your target areas, the setting you're after, and what the property has to accommodate. That becomes a buyer profile it reuses, so you answer once.
- What you get back is one file. Every run produces
Propelligence_Web_App.html— self-contained: every brief, the ranked scorecard and the activity feed in a single document with no server behind it. Download it and open it in any browser, on any machine, offline; email it to a partner or an agent and it works for them too. It isn’t a new file each time — the next run updates the same one in place, so the picture is cumulative rather than a pile of dated exports. The only thing in it that ever reaches the network is the map, and only after you press the button. - Your money stays out of the files. The all-in ceiling and any preapproval are runtime inputs, never stored — budget fit is derived from them at read time, so moving the ceiling genuinely re-ranks rather than repainting a badge.
- Turn on browser access if you can. The big listing sites block automated fetching; browsing on your own logged-in session — via the Claude for Chrome extension (how to install) — is what gets cover photos and full listing data. Without it you still get a brief — just no photos, and some listing data lost to blocked fetches.
