Set up Propelligence.
Propelligence runs inside your own Claude. In the private beta you install it as a skill — a single file we send you — then point it at a property and it does the research on your own machine. (A one-click plugin is coming for paid plans when the marketplace opens.)
Install the skill
A single file you upload to Claude. It works on every plan, Free included, and doesn't depend on a subscription — the route we use while the beta is private.
Get the skill file
When you're accepted into the beta, we send you propelligence.skill — one file, no clone and no command line. Everything it needs is bundled inside: the scoring method, the research playbook, the document templates and the builders. The only thing built on your machine is your own profile, which the skill assembles from a short first-run interview.
Upload it
In Claude: Customize → Skills → + → Create skill → Upload a skill, and select the file. This route needs code execution enabled in your settings.
Use it
Paste a listing link, or just describe the property:
"What can you find about 14 Harrow Point Road?"
"Should I offer on this?" + a listing link
On Free, expect roughly half the weekly usage and no deep-research mode, so a full brief is lighter than the method describes.
The skill builds locally — the web app is separate. It runs inside your own Claude, with nothing to connect, and produces your briefs and a self-contained scorecard right there. The hosted web app — the paid product, where a household shares and tracks those briefs — takes them a different way: for now you get each brief in by uploading it by hand. The one-click plugin below closes that gap: it syncs your briefs to the web app automatically over MCP, with no upload step.
Updates. When we change the method — a new dimension, a reweighting, a fix — we email beta users a fresh propelligence.skill to re-upload. Every brief and scorecard also stamps the rubric version it was scored under, so you can always see which version produced a number.
The one-click plugin
On Pro, Max, Team or Enterprise, Propelligence installs as a plugin in Cowork — one click, it updates itself in place, and it syncs your briefs to the web app automatically, so there's no manual upload. This opens when the marketplace goes public; during the private beta, use the skill above.
Add the marketplace
In Cowork: Customize → Plugins → Add marketplace, and enter jherskowitz/propelligence-core.
Install and use
Find propelligence, click Install, and use it exactly as above — paste a listing link or describe the property. After that it keeps itself current: when we ship a new version of the method, your plugin list flags an available Update for it — click that to pull the change.
What to expect on the first run
- The first run interviews you — your home base, the places you need to be near, your target areas, the setting you're after, and what the property has to accommodate. That becomes a buyer profile it reuses, so you answer once.
- Your money stays out of the files. The all-in ceiling and any preapproval are runtime inputs, never stored — budget fit is derived from them at read time, so moving the ceiling genuinely re-ranks rather than repainting a badge.
- Turn on browser access if you can. The big listing sites block automated fetching; browsing on your own logged-in session is what gets cover photos and full listing data. Without it you still get a brief — just no photos, and some listing data lost to blocked fetches.
